Standard Home Inspection Terms & Conditions

The standard electrical home inspection fee applies to a single-family dwelling with up to 2,000 sq. ft. of finished living space, one main electrical panel, and reasonably accessible electrical components. Larger homes, additional dwelling units, detached structures, additional panels, and specialized electrical systems may require additional fees. Does not include solar inspections, generator inspections & testing or a thermal imaging inspection.

The inspection is limited to accessible electrical components and areas that can be examined safely without damaging finished surfaces or building materials. If a cover is removable and in good repair we will open and examine the wiring, for instance a hot tub wiring connection point that may be hidden behind a cover plate. Walls, ceilings, floors and other finished surfaces will not be opened. Concealed wiring and inaccessible components cannot be fully evaluated. If you require an aluminum wiring check to make sure every device is copper beyond what is visible at the panel then additional charges may apply. We will not examine every outlet and switch by removing the cover and examining the wiring. The standard inspection includes the removal and visual examination of up to three cover plates on standard switches or receptacles per floor, where safely accessible and reasonably possible. Cover plates will be reinstalled following the inspection. The attic will be visually inspected from the access hatch where safe and reasonably possible. Buried, concealed or otherwise inaccessible wiring and junction boxes cannot be fully inspected or assessed. Moving insulation, disturbing stored materials, or entering areas with restricted/confined access is not included in the standard inspection.

The owner or authorized representative must provide safe access to the electrical panel and other areas included in the inspection. Furniture, stored belongings, locked areas, finished enclosures, unsafe conditions or other access restrictions may limit the inspection. Areas that cannot be accessed will be identified in the report where applicable.

The inspection represents an assessment of the observable conditions of the electrical system at the time of the visit. It is not an exhaustive examination of every conductor, connection, device or concealed component, nor a guarantee against future failure. The absence of reported deficiencies does not establish that every component is defect-free or code-compliant. An older installation may have been installed under a previous code edition. Observed conditions and applicable safety concerns will be noted rather than automatically labelling every older installation non-compliant with today’s requirements.

We will attempt to operate accessible GFCI, AFCI, switches, fans, disconnects, lighting and smoke alarm devices to assess their apparent operation and condition. If we determine that testing cannot be performed safely or may damage the device, connected equipment, or electrical system, the device will not be tested and this limitation will be noted in the inspection report where applicable. Testing is limited to the functions available through normal operation and does not guarantee the long-term reliability or proper operation of any device. Smoke and CO alarm testing is a button test, not proof of complete sensor performance or compliance with all placement requirements.

This service is a private electrical condition assessment and is not a substitute for an inspection, approval, permit or notification required by the Electrical Safety Authority or another authority having jurisdiction.

Please note these terms are for the standard electrical home inspection, if you require a more thorough inspection we can absolutely do that but it will be at an additional cost.
